At the westernmost edge of Malibu, County Line sits, as the name implies, on the Los Angeles and Ventura County Line.

Renowned for its surf break and seafood at Neptune's Net, the area has a sandy beach that is usable year-round, with a rocky point that offers walking paths and stunning views of the coastline as it winds towards Point Mugu.

County Line features a wide range of properties. On the beach, there are two condominium developments that offer the oceanfront lifestyle at lower price points. There are also beach homes, primarily west of the Point at County Line, which is also known as Livingston Beach. These homes are on stilts and sit over a sandy beach that is very private and rarely used other than by its residents.

On the sidelines of County Line, The Marisol Development on Ellice Street features some of Malibu's most cutting-edge and eco-friendly architecture, with sprawling estates that gaze out over the endless Pacific and out to the Channel Islands. The area has excellent proximity to the private airport in Camarillo, but feels completely immersed in the peaceful coastal environment.
